LCA's Architectural Heritage

The city of Chicago “harbors a cache of architectural gems that are tucked away in its neighborhoods” Blair Kamin and Patrick Readon wrote in their multi-part Tribune series A Squandered Heritage (January 2003). If we come to understand these structures, they provide us with a visual historical legacy well worth treasuring and preserving. Over twenty years ago, every building in Chicago was analyzed, inventoried, and color-coded based on each structure's historical and architectural worth by the Chicago Historic Resources Survey (CHRS)*.

The color coding (red, orange, yellow-orange, green, purple and blue) defined a structure's level of architectural and historical significance. The Survey, though valuable for its documentation, did not protect even the most significant of buildings against demolition. Because of the razing of many of these historically noted buildings , the city in 2003 approved and issued a demolition delay ordinance to protect red and orange-rated buildings. This ordinance provides a 90-day temporary hold on the issuance of demolition permits. The delay is to provide time to explore development alternatives to demolition. To date, this ordinance has saved only a few of the structures it was designated to help. We wish to educate and inform our members on these historical structures within our association boundaries. Though some of the buildings may be beyond saving, many are worth the effort. All are worth noting.

Red

A red property possess an architectural feature or historical association that makes the property potentially significant in the broader context of the city ( Chicago), the State of Illinois or the United States of America. There are approximately 300 “red” properties identified in the CHRS. No building was inventoried as red within LCA boundaries by the survey.

Orange

Lincoln Central Association is honored to harbor over 100 orange-rated buildings. An orange rated building possesses an architectural feature or historical association that is significant within the context of its community. Orange rated buildings can be landmarked. An early work  (1880-1889) of Adler and Sullivan, 2310-2312 Lincoln, was listed as “orange,   but was later designated a Chicago Landmark. Yorndorf Hall (Northeast corner of Halsted and North Avenue) is another outstanding example of an orange-rated building within LCA boundaries that was later designated a landmark building. Other orange-rated buildings that have been land marked within our boundaries include the Burling row houses in the 2200 block of Burling.

446 Armitage Demolished - This site contained a handsome brick Prairie style Commonwealth Edison substation with ornamental terra cotta tile panels.
500-510 Armitage Handsome brick multi-residence Queen Anne with Italianate detail.  Joliet limestone lintels on basement, 1st, 2nd and 3rd floor windows incorporated into string courses. Fourth floor lintels are connected by belt courses. Fine incised floral ornament on first and second floor lintels, carved floral ornament on doorway lintels.  Fine Queen Anne Style cornice combines wood and metal. Five shallow rectangular bays extend height of facade flanking the entrances.
623 Armitage Demolished Original building demolished was a very rare example of an italianate residence. Rare survival of door and door frame, windows , window and door surrounds and cornice in very fine Italianate style. Facade had false "Western Front" roof line hiding gable. fine bracket cornice. Two over two double hung sash windows. all windows had classically derived pediment topped architraves. Same detailing was found on doorway surround.
651-653 Armitage 651-53 Armitage Finely detailed Commercial/Residential Queen Anne. Has two three sided oriol windows on ends of facade, restrained but fine Queen Anne style detailing, both crowned by hexagonal roofs topped by copper finials, roofs of stone slate shingles. Brick corbelling near tops of third floor windows. Pressed brick panels between windows on center of facade. Nicely detailed cast iron storefront unusually intact. In fact  all of facade elements unusually intact.
658 Armitage 658 Armitage Lincoln Park High School - Formerly Waller High school (renamed circa 1980). Classical (Beaux Arts) imposing finely detailed school building which is a fine example of a Beaux Arts style public building remarkably intact.  Impressive, finely detailed Beaux Arts style school. Central four story rectangular mass with two three story L shaped wings on north and south.  Entrance through imposing portico of four three story high limestone Ionic columns. Stone Ionic pilasters on wall of facade match columns. Rest of Central masses facade has two story high buff brick pilasters with stone ionic capitals and stone bases resting on stone clad first floor facade. Stone scroll keystones over third floor windows. Broad stone entablature over portico columns and facade pilasters. Fourth floor of central mass projects over portico. Above portico windows deeply punched and flanked by brick piers, limestone quoined. (See Detail)
657-59 Armitage 657-59 Armitage Double-wide commercial residential building with cast iron trim on first story. Six bayed building with stone lintels and sills, brick corbel table under pressed metal mock mansard and false gable in center of building with "A. Ollmert" in metal. Two Romanesque arches on third story center with terra cotta in fill and three stone keystones each, corbel table repeated on first story.

Eastlake three story commercial residential building. Original cast iron pilasters flanking commercial door.irst story in Eastlake pressed metal trim. Corbelled chimney. Pressed metal, very plain cornice and string course. Rusticated stone lintels and sills. Pressed brick string courses and spandrel angels.
732 Belden Very unusual Queen Anne brick two flat. Entry to West behind arch of curved brick with matching arch on other side of pressed metal bay.  Central bay has banding and studding Cornice has dentils with circle patterns. This is an unusual building type- a very wide, low two flat.
740 Belden Three flat brick building has unusual details derived from different stylistic references. Pointed gothic arch window on first floor has beautiful art glass transom. Second floor paired windows topped by segmental arch, third floor mansard has projecting pyramidal roof above classically detailed bay and adjacent dormer. Porch canopy has intricate woodwork brackets supporting slate roof. Doors have ornate wood carved pattern . (see detail)
746 Belden Three flat with rusticated stone facade and ashlar voussoirs around Romanesque entry door. Stepped banister, pressed metal oriel over door with false mansard roof bell cast over oriel with pediment dormer. Bell cast tower roof over 3 right bays with transoms. Fanlight over entry door.
750 Belden Romanesque greystone three flat has bold architectural forms.  Chamfered bay has pyramidal cap with pressed metal projecting pediment with classical foliate relief.  Roof dormer on mansard has hip roof and neoclassical window trim.  Windows on bay are separated from transoms by thin limestone coarse. Original stained wood door and surround has simple classical detailing. Excellent integrity.
1725 Burling Finely detailed two flat (or rectory) with Gothic style detailing. Raised entrance sheltered and recessed within Gothic detailed stone entry. Lintels with stone drip modeling and engaged finials. Windows rest on stone blocks. Second floor windows topped by stone lintels. Facade crowned by cornice/parapet with fine Gothic detailing, pediment in center flanked by finials, finials on ends.

1875 Burling 1875 Burling Very fine detailed Romanesque three flat with unusual styling. Romanesque in style but not the common Richarsonian Romanesque- Rather style based on Historical Italian Romanesque projecting rectangular bay on South end of facade. Massive rusticated limestone blocks clad basement facade and form entry steps and platform with stone balustrade.  Large first floor bay window topped by rusticated arch with keystone.  Stone quoins flank window. Very fine stone architrave on second floor bay window rests on first floor window. Keystone ascender, engaged columns separate windows. Third floor windows set within stone arches.
1937 Burling 1937 Burling Handsome Queen Anne three flat with fine brick and stone detailing and very nice pressed metal cornice (which is remarkably intact), rusticated limestone arches over first floor window and entrance.  Doorways recessed behind entrance with wind vestibule. Rusticated limestone basement facade. Above first floor windows begins projective brick piers on brick corbelling, flank tripartite second and third floor windows with art glass transoms. Brick arch rests on top of brick piers, within arch pressed metal panels with ornate vines growing out from vase, pediment cable above arch with pressed metal molding, latticework motif at pediment point, pressed metal balustrade tops facade.
1944 Burling 1944 Burling Finely detailed Queen Anne brick three flat, remarkably intact. Has rusticated limestone basement facade, raised entrance sheltered by nice wooden porch with Queen Anne and classical detailing. rusticated limestone lintels incorporated into belt courses, ashlar sills incorporated into rusticated string course, textured red brick, spandrel panels, finely detailed cast iron stoop railing.
1945 Burling 1945 Burling  Classically inspired two flat with  excellent integrity. Interesting design features - two thin pressed metal cornice bands with geometric patterns and brackets.  Second floor windows above porch have unique composition. Large central widow with diamond pane transom is flaked by smaller windows with stone sills supported by ornate brackets.  Porch supported by small Ionic columns with unusual bases.
1948 Burling 1948 Burling Handsome brick three flat Italianate.  All windows have  Joliet limestone lintels and sills. Projecting rectangular bay on south end of facade, Joliet limestone basement facade, fine classically influenced bracketed cornice. (Porch a later addition or heavily altered - otherwise remarkably intact).

1950 Burling 1950 Burling Handsome Italianate three flat that is remarkably intact. Carved and incised ornament in lintels, rusticated limestone basement facade.  Fine bracketed cornice, finely caved doorway frame. Nice cast iron stoop railings. slightly projecting bay extends height of facade on south side of facade.
1958 Burling 1958 Burling Brick three flat Italianate has very finely crafted details and excellent integrity. handsome porch, wood porch features turned columns which flair at top, ornamental jig-cut work, stone banding on second and third floor above windows. windows ave ornate at glass transoms. Pressed brick bands beneath stone band at second floor and beneath cornice. Projecting cornice has ornate brackets.
1964 Burling 1964 Burling Exceptional Italianate two flat with fine stone and pressed metal detailing. Remarkably intact, rare integrity. This detailed two flat is in an unusually fine state of preservation Facade of Joliet limestone. Has unusually fine carved and incised detailing. slightly projecting rectangular bay extends height of facade, is most finely detailed part of facade, fluting flanks window, interesting friezes  carved above fluting, derived from classical motif on second floor. Geometric pattern on first floor which continues across facade as belt course. Very fine incised ornament on lintels. Very fine bracketed cornice with rare cresting limestone steps with nice iron railing, original door.
1965 Burling 1965 Burling Italianate Brick three flat with interesting Queen Anne and Italianate details. First floor has segmental arches with limestone window lintels, incised geometric and floral incised ornament.  Third floor has very ornate foliate terra cotta panels with a central bust figure. High relief, multi-bracketed cornice. This building has interesting use of decorative details and possess a high degree of integrity.  (Doors replaced, porch railing replaced, canopy added).
2211 Burling 2211 Burling (1880-1889) Italianate with Queen Anne details. Interesting two flat with fine details, large projecting pressed metal cornice with brackets, ornate porch and simple, fluted paired column supports with dentil work and wrought iron cresting above. Columns sit on plinth blocks which are attached to wrought iron handrail, ornate incised stone hood lintels.
2212 Burling 2212 Burling(1890-1899) For Sale 02/29/04 Eastlake two flat with leaded glass transoms, segmentally arched bay alternating stone and brick with floral spandrel panels over 2 story windows. Pedimented pressed lintel cornice with dentils, brackets, and panels.
2217 Burling 2217 Burling(1880-1889)Brick Italianate two flat with Queen Anne details circa 1880's. unusual classical hood lintels with incised foliate patterns, large projecting pressed metal cornice, pediment porch canopy supported by large brackets. Canopy has sunburst detail. Building has very unusual stone lintels and above average integrity.
2225-2245 Burling 2225-45 Burling(1875) Landmarked Rowhouses (2000) rare surviving work of Edward J. Burling, one of Chicago's earliest architects. Rare grouping of high quality Italianate-style row houses. Many of Burling's distinguished buildings have vanished - either destroyed in the 1871 fire or lost to redevelopment. Threatened demolition of end rowhouse was successfully fought by rowhouse owners,local residents, and LCA. Through strong community effort the Burling Rowhouses were landmarked in 2000.

Ornate wooden hood moldings, bracketed with incised keystones on door and 5 windows. Elaborate deep cornice paneled, bracketed with curved wood, . Dentils and panels in cornice of flat roof which is the most outstanding detail of building.

1726 Cleveland 1726 Cleveland Queen Anne brick three flat with outstanding detail. Recessed brick panels, pressed brick banding with circle motif. Rusticated stone banding at window header height . Second floor windows have terra cotta segmental arch label and terra cotta segmental arch label and terra cotta keystones with foliate ornament. Ornate pressed metal cornice has projecting Baroque pediment above slightly projecting bay.
1753 Cleveland 1753 Cleveland Classical two flat with original paneled double doors with light transom. Right bay is famed in dentil molding. Classical details in pressed metal cornice at roof line

1801-1805 Cleveland 1801-1805 Cleveland This commercial/residential corner building has a high degree of integrity.  double paneled lighted residential doors in center with facade with striated store door surround.  Cast iron post and decking at corner entrance. Stone string course sills, cornerstones on  3rd story windows and piers at corner of building. Scrolled and bracketed pressed metal cornice at parapet. T. C. panels at corner of 4th story Romanesque windows. Original store front behind new 1805 doors.  
1804-1808 Cleveland 1804-1808 Cleveland Double three flat Queen Anne has symmetrical facade. entries on south and North of building defined by squat Romanesque engaged piers with rounded arch above.  Paired, pressed metal oriels have classical and foliate Victorian motifs. Building has interesting detailing and good integrity.
1756 N Cleveland 1756 Cleveland  Single family brick Italianate. Early 1880's residence has near perfect integrity. Ornate wood cornice with elaborate brackets. Foliate stone keystones. Double door entry with round arch panels.
1847-1849 Cleveland 1841-1849 Cleveland Romanesque eight flat historically named "The Mille". Despite ominous metal screed and addition of two front canopies, the building retains integrity and has architectural merit. Two flanking bays have tall gables with projecting  finials. Carved corners to bay on third floor terminate in found foliate corbels. Curved brackets support porch arch entries. Center square column sits on tall pedestal and has "The Mille" carved into it. First floor bay windows have arched art glass transoms. Thin limestone cove band at top of first and third floors.
1857 Cleveland 1857 Cleveland Nicely detailed three flat Eastlake with high degree of integrity. Romanesque arched entry with original paneled double doors with lights and tri-part window with Eastlake framing. Pressed Eastlake designs on oriel on second and third stories. . T. C. trim over oriel and on parapet in geometric patterns Double hung windows. Stone trim on corbelled corner pieces.

2056-2058 Cleveland Queen Ann Brick commercial (ground level/ store front) residential building with interesting details including. thin, pressed metal Oriel Bays at north and south end of east evaluation. These bays have classical detailing as well as faux stone texturing with Aquitaria above the cornice over the bays. Central panel defined by corbelled pilasters. The store front and cornice features ornate terra cotta statuary panels, incised stone lintels, and molded brickwork.

1601-1611 Halsted 1601-1611 Halsted Yondorf Hall a Queen Anne with Romanesque detail commercial building is now LANDMARKED. This exceptional Queen Anne is finely detailed with a cast iron storefront on North end of Halsted. First floor windows are topped by limestone arches which rise from convex limestone belt. Three story bay on North end of Halsted elevation is topped by fanciful gable. Central section of elevation has two levels of window grouped within brick arches. Note terra cotta spandrels with rusticated lintels on second floor; brick arches with limestone drip molding on third floor and arches with drip molding on fourth floor. A  building to be enjoyed. A must see for LCA residents!

1721 Halsted 1721 Halsted Brick two flat Queen Anne with classical detail. this building has limestone segmental arches over the first floor windows with limestone keystones -arches are connected by limestone belt course. Limestone lintels with drip molding are over second floor windows. Building's large rectangular bay on the south end of facade extends the height of the building. Limestone pilasters between paired windows of bay. Restrained classical cornice with third foliate frieze, brackets, tall pressed metal parapet in Queen Anne style, pressed metal ornamental gable with classical detailing parapet over bay

2323-2325 Halsted Double Queen Anne symmetrical two flat has two central entries off of central stoop.  Window transoms have multi-color glass band rectangular borders. Windows and doors have wide stone lintel bands. Overhanging pressed metal cornice has brackets and small medallions. Building has beautiful color glass transoms and excellent integrity.
1859 Howe 1859 Howe Queen Anne finely detailed two flat. Remarkably intact with fine wooden cornice. Very fine wooden cornice-finely detailed with brackets and dentil molding. Triangular pressed metal panel fills point of gable below cornice reads "1888." Limestone lintels over all windows and entrance. Nice brick work in spandrels and at level of lintels. Slightly projecting bay extends from basement through second floor, topped below gable level by dentil cornice. (see detail)

1886 Howe 1886  Howe Typical two flat with pink sandstone drip moldings,sills and lintels.  Original art glass transoms on windows. Original recessed double doors with lights. Pressed metal cornice with pediment, dentils, brackets.  Terra cotta spandrel panel. Original newel posts and wrought iron fence at property line.
1920 Hudson 1920 N. Hudson Three flat building with interesting features. Building has unusual materials and window design.  Large double hung window has small top fixed with sash with three lites and lower sliding bottom sash.  Rusticated red brick on first floor. Door and windows have stone headers which continue as bands across facade. Ornate iron railing. Original doors (see detail)
1938 Hudson 1938 Hudson Eastlake two flat with high degree of integrity. Paneled doors in recessed paneled frame. Cast iron rail. Rusticated stone sills and lintels. Pressed metal cornice over second story bay and at interrupted gable at roof line.
1953 Hudson 1953 Hudson Single family Italianate with Eastlake detail. Residence has incised keystones with foliate ornament. Porch canopy supported by very elaborate carved wood, oversized brackets. Cornice is also extremely elaborate and wraps around the side of the building.
1917 Larrabee 1917 Larrabee Queen Anne brick three flat with excellent integrity. Noteworthy for its detailing. Very tall pressed metal pediment rests on large cornice above bay. Pediment has pressed metal curvilinear filigree details and is flanked by finials. Second story has arched window with large keystone. Terra cotta panel segmental arch above stone band over door. Cast iron rail and yard fence. Art glass transoms over first and second floor windows.

Has terra cotta frame and intact storefront display windows flanking recessed entrance of original glass and metal framing. Panels of  lux or prism glass above display windows.
2360 Lincoln 2360-2364 Lincoln Very finely detailed Queen Anne commercial/residential building in remarkable sate of preservation. Nicely detailed intact storefront, rare survivor, stone drip molding over brick lintels over paired second floor windows. Joined stone lintels with carved ornament over third floor paired windows. Two identical rectangular oriols on ends of facade over storefront extend into cornice. Very fine Queen Anne style ornament, third floor corner brackets especially fine detail.  Classical influence inn cornice with dentil molding. Classical balustrade ornamented parapet above.
1708 Mohawk 1708 Mohawk Italianate two flat. Building has interesting high relief, multi-bracketed cornice. Triangular stone hood, molds with incised foliate ornamental motif. Building rests on substantial limestone base.
1722 Mohawk 1722 Mohawk (see detail) Classical brick three flat has interesting neoclassical detail. Building has outstanding ornament and god integrity. First floor is Bedford limestone as well as elaborate stone band and window pediment on second floor and third floor band. Copper cornice continues around round truncated parapet pediment and has foliate relief work. Original doors have beveled glass top and recessed panels beneath. (see detail)
1726 Mohawk 1726 Mohawk Single family brick Queen Anne with Eastlake and Italianate detail. Very finely detailed brick raised cottage. Main entrance on 2nd floor sheltered by fine Queen Anne/Eastlake style porch. Porch has columns with fine bases and capitals, bowed shafts with diagonal fluting. Very fine three sided oriols  Oriols finely detailed in Queen Anne's Style. Gable window has fine incised limestone hood with keystone in Italianate style. Very fine wooden cornice with finely carved brackets, dentil molding and applied ornament.
1733 Mohawk 1733 Mohawk Fine Italianate two flat with carved and incised stone lintels. Hood with keystones. Interesting cornice wit bold dentils and paired scroll brackets. Building largely intact.
1846 Mohawk 1846 Mohawk Unusual Queen Anne style brick two flat. Has very commercial look. Entry has baroque pediment over rusticated stone lintel. Above first floor are three arched windows with stone and brick voussoirs. Metal cornice has projecting rounded pediment with bold curvilinear swirls and floral medallion.

2024 Mohawk 2024 Mohawk Brick Queen Anne tree flat (now single family home). Building has excellent integrity and good detailing. Polychrome facade treatment features red brick with thin mortar joints and contrasting rusticated stone banding. Door/entry framed by stone arch, as well as first floor window.  Second and third floors have segmental and flat arches above windows. Thin pressed metal cornice. Pressed brick panel on third floor.
2028 Mohawk 2028 Mohawk Demolished in 2003. Very unusual Queen Anne two flat with near perfect integrity. Gable-front had small twin window with gothic label above and finial. Two story bay has flat top, thin pressed brick near top with thick continuous stone band. First floor window has segmental arch above. Original doors.
2031 Mohawk 2031 Mohawk Three flat greystone (converted to single family home in 90's). Original stone steps and banisters. Double doors, lighted of varnished oak with lead glass transom. Third story false mansard with dormer and tower trimmed with pressed metal coping. Romanesque archway on porch with incised capital on columnette and balcony above. Romanesque window repeated on 3rd  story flanked with stone columnette. Rusticated 1st and 2nd story; ashlar third story.
2032 Mohawk 2032 Mohawk Queen Anne three flat has very interesting ornamentation and outstanding integrity. Elaborate Queen Anne detailing ornamental stone window hoods with incised foliate carving above entry and windows. Ornamental entry surround with original wood doors. Impressive cornice has geometric banded brackets above slightly projecting bay's cornice is interesting neoclassical impediment. No alterations visible.
2038 Mohawk 2038 Mohawk One of the earliest frame buildings in area. This two flat Eastlake style frame has Romanesque gable window with leaded glass. Corniced with Eastlake brackets and dentils. Protruding bay wit Eastlake framing and bulls-eye trim. Scalloped wood molding and window trim. Eastlake turnings on porch with paneled doors and plain transoms. Porch canopy has been removed since survey.
2040 Mohawk
2043 Mohawk 2043 Mohawk One of a few rare six flats of Joliet limestone. Very plain building with original stain glass transoms. Crudely rusticated stones which are now shaling. Pressed metal cornice of  foliate design and Eastlake panels at cornice. Wrought iron rails on stone steps leading to simple door and sidelights into tile entry hall.

2045 Mohawk Eastlake two  flat with many original details in excellent condition. Double entry doors (since replaced in 2004). Incised hood moldings and terra cotta medallions in piers. Small Terra Cotta string courses in facade giving busy appearance. Pressed metal cornice with medallions matches cast iron rails on porch.
1636 Orchard 1636 Orchard Handsome, finely detailed  three flat in Italianate with Queen Anne style elements. Limestone lintels with carved floral motifs over doorway and facade windows. Belt courses across facade at base of lintel in limestone. Large fine bracketed cornice pressed and molded brick spandrel panes in Queen Anne style motifs. Very fine Eastlake style door and frame with bullseye motif, a rare survivor in very good shape. A slightly projecting bay extending height of facade south of entrance. (see detail)
1860 Orchard 1860 Orchard Raised Italianate cottage on brick foundation with wooden steps, railed in cast iron leading to stoop with knee braced shed roof. Original pendentel Italianate brackets at eaves. Double window in gable with Eastlake framing. Recessed paneled wooden double doors with lights. Original leaded glass transom on oriel.  Shiplaps on facade. (Aluminum covered on sides).

1922 Sedgewick 1920-1922 Sedgewick  Impressive double three flat Italianate with substantial stone incised window hoods. Hoods on first floor are triangular pediments; on second, rounded pediments; and on the third floor are plain flat lentils. Substantial high relief projecting corniced.
1926 Sedgewick 1926 Sedgewick Two flat Italianate Handsome, finely detailed with limestone lintels with incised foliate ornament, limestone sills, large three sided bay on south end of facade extends height of building. Entrance raised over high English basement.

735-39 W. Willow Handsome Italianate style red brick school building. Lintels/hoods over all windows. Double hung sash windows appear to survive beneath storm sash.  Exposed basement clad in Joliet limestone. Brick arch over entrance with terra cotta drip bolding. Fine brick corbellling along roof line below cornice - nicest detail on building. Simple classical cornice, terra cotta ornament over entrance, in some spandrels nice pressed metal. Sunburst ornament in tin panel of cornice pediment over entrance. Rare surviving example of an Italianate school largely intact. (see detail)
